Why Concrete Stains Need to Be Identified Before Cleaning

Concrete cleaning removes accumulated contamination from driveways, sidewalks, patios, and other exterior flatwork, but not every dark or discolored area is the same problem. Oil can penetrate below the surface, fertilizer can leave concentrated orange or brown spots, irrigation can deposit minerals, and shaded areas can collect tannins and other organic residue.

  • Inspect the slab: Identify texture, deterioration, coatings, sealers, and evidence of previous pressure damage.

  • Pretreat when needed: Chemistry and dwell time can loosen contamination before mechanical cleaning begins.

Rust and fertilizer stains: These are chemical discolorations. Targeted treatment may be appropriate, but overly aggressive acid-side chemistry can leave a lighter or etched area.

White mineral deposits: Recurring deposits can indicate moisture transporting soluble material through or across the concrete. Removing the deposit does not necessarily correct its source.
